Consultation on updates to our County Durham Residential Amenity Standards Supplementary Planning Document (SPD)


We wanted your views on proposed updates to the document that provides details on a range of householder extensions and work, privacy distances and garden dimensions for newly built properties.

What's the latest?

A total of 14 responses were received during this consultation which led to a number of updates to the document, none of which are considered significant enough to warrant a further round of consultation.

A range of changes have been made to the document following the consultation feedback and consideration by officers; these are detailed in the Adoption and Consultation Statements in the Issue details: REG 1760 - Adoption of the Revised County Durham Residential Amenity Standards Supplementary Planning Document (Cabinet Report 6 April 2022 - Paragraph 4c) decision report from December 2022. In summary, these changes have included clarification around application of the document, and minor tweaks to confirm how separation distances and garden lengths should be calculated.

Background

We were reviewing our Residential Amenity Standards SPD which was adopted in January 2020.

What was proposed

We proposed some minor changes to the document including:

  • privacy distances: more clarity to ensure we will apply more consistency in the interpretation of the standards
  • extensions: more refined guidance for extensions for single and two storey rear extensions
  • roofs: more detailed guidance on alterations to roofs which includes guidance on hip to gable extensions and roof openings and windows
  • externals: additional guidance around walls, fences and driveways (including driveway lengths which is now consistent with our Parking and Accessibility Supplementary Planning Document), hardstanding and garage conversions to reflect an area of work which has grown significantly over the last 18 months
